Condition analysis of the BLS depot, Holligen-Bern

On behalf of Althaus Architekten+, EPRO ENGINEERING carried out a comprehensive condition analysis of the building services systems (HVACSE) at the BLS depot in Holligen, Bern, in 2025. The purpose of the study was to evaluate the current technical condition of the installations and to identify medium-term renovation and replacement needs.

The building, constructed in 1995, was assessed with regard to its heating, ventilation, air conditioning, sanitary, and electrical systems. The evaluation was based on an on-site inspection and a visual review of all relevant installations. Particular attention was given to the electrical infrastructure, heat generation and distribution systems, building automation, and lighting.

The analysis encompassed all relevant areas, including electrical, heating, ventilation, sanitary, and control technology. The assessment was based on an on-site inspection and a thorough visual review of the existing installations. In addition to evaluating the current condition, the remaining service life and anticipated future maintenance needs were also estimated.

A key focus of the analysis was the identification of weak points and the formulation of concrete recommendations for remedial measures. Notably, the existing lighting was found to be technically obsolete and in need of immediate replacement. Several electrical installations, such as switchgear assemblies and high-voltage cables, are also approaching the end of their service life. Heat dissipation systems require medium-term replacement due to significant wear and signs of corrosion.

The study additionally considered the impact of the planned demolition of the adjacent octagonal building, which currently houses the central power supply, emergency generator, and main fire alarm control panel for the site. The demolition will necessitate the reconstruction of these infrastructures to ensure continued operation of the workshop building. des Werkstattgebäudes notwendig.

The resulting recommendations, along with preliminary cost estimates, provide the client with a solid foundation for further planning. The combination of detailed technical analysis and forward-looking solutions supports a proactive and cost-effective renovation strategy.
